Services included:

Analysis of imposed conditions included in the Resource Consent to ensure the inclusion of these conditions in the documents prepared for the Building Consent process.

Checking of completeness and accuracy of documents required for the Building Consent.

Following the issue of the Building Consent, ensure that all endorsements become part of the Building Contract and included in the construction documents.

Deliverables include:

Resource Consent - schedule and check lists as noted under Process.
Building Consent:

Following pre-lodgement meeting, schedule of TA requirements and analysis of impact on documents and design to date.

Following issue of building consent, schedule of endorsements and analysis by impact on contract.

Notices to Client, Contractor and Team Members regarding endorsements.

Where relevant, prepare for issue Architects Directions or Variation Price Requests. Prepare Document Transmittal for issue of Consent set to Contractor.

Resource Consent: Following the issue of the Resource Consent, AMS will
prepare a schedule of conditions imposed, create a check list to apply to working drawings and specifications coded according to impact on individual consultants and tender documents, classify the conditions (spatial, environmental, cost) and identify impact on design to date.

Building Consent. AMS will arrange the pre-lodgement meeting, prepare schedule of documents to be included in this meeting, including current drawing versions and consultant document records.

Building Consent Lodgement - AMS will arrange the lodgement meeting and check status of fee payments including reserve contributions, review data on lodgement forms, check correct number of sets of documents required, prepare transmittal form and check completeness of documents from Consultants. Checking process is applied to drawings and specifications, producer statements etc. For building products used in the project, AMS will check that all BRANZ Certificates and Manufacturers specifications and construction details are included and check that all pre-lodgement requirements have been met.

You provide AMS with:

All architectural and consultant drawings and specifications necessary for the consent applications.
Include producer statements, calculations, BRANZ Certificates and manufacturers data.
All fees necessary.
Attendance on pre-lodgement and lodgement meetings.
All resource consent documents and conditions.
You issue all notifications etc unless AMS is authorised to do so on your behalf.
