Unless
specifically requested this service does not include construction
administration.
During
the Construction Phase, AMS will produce the following:
During
construction:
- Record
of progress claims
- Progress
payment certificates
- Current
contract summary
- VPRs,
VOs, ADs
- Variation
summary
- Transmittal
forms.
Following
construction:
- Final
accounts
- Completion
certificates
- Compiled
commissioning documents.
The contract
administration work carried out by AMS includes:
During
Construction:
- Processing
of progress claims (valuation, compilation of claim)
- Confirming
variations (checking, production of variation order, maintaining
summary and current contract value)
- Checking
actual progress against projected
- Compilation
of construction documents, version management, transmittal form
production.
After
construction:
- Produce
final accounts, completion certificate/s, check and compile commissioning
documents.
You
will need to provide AMS with:
- Contract
documents
- Amended
documents, with amendment summary
- Contractors'
claims, progress details and variation claims
Normally,
all documents are issued by the Architect
to the contract. AMS will provide the documents
noted under deliverables for your confirmation and issue. Unless requested,
progress and final inspections of
the works are not carried out by AMS.
